Standard Management

Our Standard Management Service is the first of our two levels of full management. This service includes:-

  • Meet with yourself to discuss preparation of the property and rental figure
  • Advertise and market the property through the internet, newspapers and our own literature
  • Arrange and accompany viewings
  • Reference applicants
  • Prepare tenancy agreement and other legal documents
  • Notify utility companies of the occupation of the new tenants and supply meter readings
  • Collect one month’s rent in advance and one month’s rent as a deposit
  • Register the tenants’ deposit with a government approved scheme
  • Carry out a full video and photographic inventory and schedule of condition
  • Monitoring of the monthly rental payments, receiving from the tenant and forwarding to you by bank transfer on the last working day of each month
  • Chasing of any rent arrears should they occur (7, 14 and 21 day letters)
  • Monthly statement of account for tax purposes
  • Quarterly inspections of the property
  • Arranging resigns at the end of a tenancy period
  • Upon the tenants’ vacation, we will carry out a further video inventory which can then be compared to the first, and deductions from the tenants’ deposit made when necessary
  • Renewal of gas, electrical and Energy Performance certificates as required
  • Monitoring of maintenance issues when they arrise

This service is charged at 10% plus VAT of the monthly rent.

During our quarterly inspections, you will receive reports updating you on the condition of your property and recommendations of works that may need to be carried out following our findings and tenants’ reports.
