We do not discriminate against any particular tenant, we take any applications and subject to satisfactory referencing are happy to welcome you to one of our properties!

Procedure

View our website, one of the property portals or even visit us to discuss what properties we have available

Make a viewing appointment

Once you have decided the property is for you you will need to complete one of our application forms.

The application form ask for;

information relating to you personally (ie date of birth, previous addresses for the last three years etc)

Whether your addresses are from previous rentals or living with family/friends
-
Your income per year. We can take into account your benefits.

Employment - When you started, what your job role is, is it permanent, who we can confirm all the information with etc

Any other income you may have coming in (pension, trust fund etc)

Whether you have any children and their ages
-
Whether you have any pets and what they are
-
It is imperative that the application form is filled in as fully as possible and signed by all parties who are applying for a tenancy.

If you are on full housing benefit you will need a guarantor. A guarantor is somebody (usually a close family member or a friend) who has a good income each year and is willing to sign a legal agreement to state they will pay the rent if you (the tenant) is unable to at any point. They also sign to say they will pay for any repairs should the property be left in poor condition. A guarantor agreement should not be taken lightly and all parties concerned should make sure they understand the agreement before signing.

Once the application form is completed (and signed) by prospective tenants (and guarantor if applicable) the form comes back to us with evidence of any benefits and also proof of identification. This can be in the form of a passport or driving licence. There is an application fee of £60.00 payable - this covers two applicants. For any additional applicant there is an additional fee of £30.00. Should referencing be carried out and your application unsuccessful these fees are NON-refundable.

We will then process your application on our referencing system. Typically references come back within 48 hours however they can take up to 7 days (but this is unusual). If the references are satisfactory we will then discuss with you a suitable day and time for you to come to the office and sign the paperwork associated with a new tenancy.
On the day of signing your new tenancy you will need to bring with you;
First months rent
Deposit
1 bed property = £550.00 deposit
2 bed property = £650.00 deposit
3 bed property = £750.00 deposit
4 bed property = £850.00 deposit
Occasionally a landlord will specify a deposit amount but in general these are the deposit amounts
Moving in fee of £60.00
We will go through all the paperwork with you to make sure you fully understand your tenancy obligations. Once everything is signed we will hand over your key and let you move into your new home!
When you first go to your new home you must inspect it thoroughly comparing what you see against the inventory you will have been given. Mark any amendments on both copies of the inventory. Sign each page at the bottom where marked and return one copy to us in the envelope you will have been given within 7 days.
